Most NYC co-ops, condos, and rental buildings require a Certificate of Insurance naming the building as an additional insured before any contractor can begin work. Co-op alteration agreements typically take 2–6 weeks to be approved by the board, depending on the building. We recommend submitting the alteration agreement and COI as early as possible. Yes — after-hours and weekend scheduling is a core part of our commercial service. We regularly work evenings, early mornings, and weekends to ensure zero disruption to your operations. After-hours work carries a scheduling premium, which is reflected in your estimate. We coordinate directly with your facilities manager to plan access windows.

For premium projects we use Farrow & Ball and Fine Paints of Europe. For luxury finishes we can source any designer paint and apply specialist finishes including Venetian plaster, limewash, and skim coat. All paints are low-VOC as standard.
Yes. Exterior work in NYC often requires a DOT (Department of Transportation) permit for sidewalk bridging or scaffolding. We manage the full permit process, coordinate with the DOT, and arrange all scaffolding through licensed contractors. Permit costs and scaffolding are quoted separately after a site assessment, as they vary significantly by building height and street conditions.
